Pre-purchase property advice and feasibility in Andorra
An apartment or chalet may appear suitable during an initial viewing without necessarily allowing the changes you have in mind. Layout, structure, building services, planning regulations and community rules can all significantly affect a future renovation project. Before committing to a purchase, Studio TAMY can help you assess the property from an architectural perspective, understand its potential and identify the main points that should be checked before making a decision.
Understanding the true potential of the property
During the visit, we assess the existing layout, the dimensions and proportions of the spaces, natural light, orientation, views, access and the relationship between the different rooms. This initial analysis helps us understand how the property currently works and what possibilities it may offer for future reorganisation.
We also consider the changes the buyer has in mind. Opening the kitchen onto the living area, creating an additional bedroom, enlarging the main living space, reorganising bathrooms or improving the connection with a terrace may appear straightforward, but their feasibility depends on the specific characteristics of the building.
Visible technical elements are also considered, including the position of building services, drainage stacks, electrical panels, heating systems, suspended ceilings and other elements that may restrict certain modifications. Whenever a proposed intervention may affect the structure, its definitive feasibility remains subject to the appropriate technical investigations and checks.
The aim at this stage is not to develop a complete architectural project, but to understand the property’s potential and identify any issues that could have a significant impact on a future renovation.

Identifying technical and regulatory constraints
The possibilities for transforming a home depend on more than its existing layout. The building structure, common areas, existing services, owners’ association rules and applicable regulations may all affect certain interventions. During the study, we identify these issues and, where necessary, indicate which additional checks should be carried out before proceeding further. Depending on the property and the type of work being considered, questions such as alterations to façades or openings, terraces, changes to building services, development potential or planning requirements established by the relevant Comú may also need to be considered. This preliminary assessment does not replace the technical or administrative studies that may subsequently be required for a full project, but it helps anticipate possible limitations and reduce uncertainty before completing the purchase.

Making a decision with more information
Pre-purchase advice also helps put the scale of the proposed work into perspective. Two properties with a similar floor area may require very different levels of intervention depending on their layout, condition, structure or existing finishes.
Based on the visit and the buyer’s requirements, we can provide an initial assessment of the likely scope of the work and the main elements that may need to be modified. Where sufficient information is available, this assessment can also include an initial indication of the budget that may be required to carry out the project.
This information can help when comparing several properties, assessing whether the purchase price remains appropriate once renovation costs are taken into account, or providing additional context during negotiations. It can also help distinguish between a property requiring primarily cosmetic improvements and one requiring a more substantial architectural transformation.
The aim is to help you make a decision with a clearer understanding of the property and the possibilities it offers. If the purchase goes ahead, this initial assessment can then provide a useful starting point for a more detailed architectural study and turn the opportunities identified during the visit into a concrete project.
